-Picture identifcation for all parties executing documents.
-Certified funds for the balance of down payment and estimated closing costs. Check should be made payable to yourself and/or Pioneer Abstract and Title.
-Hazard insurance binder and one year paid receipt for not less than the amount of the mortgage. The loss payable clause to include the name of your mortgage lender.
-A list of all previous addresses for the past 10 years.
-A copy of the Good Faith Estimate by your lender.
-All special documentation requested by your lender, e.g., proof of sale, paid receipts, gift letter, etc.
